2012 was a very good year for us and it is apparent that an additional office in the North is necessary.  

Opening March 2013 we hope our Northern office will be as successful as our Onchan office.

As we are all aware it is a very challenging market but with lots of hard work and a few ‘sleepless nights’ we have achieved a number of sales and rentals over the last twelve months.

Since the launch of Property Wise at the end of February 2011 we have received positive and constructive feedback regarding our website and especially our unique 3d floorplans. We have listened to our clients and with a couple of little ‘tweaks’ here and there we have evolved into a thriving business. So much so, that even in these difficult times we have recently taken on additional experienced staff to ensure the smooth running of our very busy company.

We are delighted to introduce David Latta who joined our team at the beginning of April. David is currently studying for the Diploma in Residential Estate Agency the highest vocational qualification in the industry. David has a number of years sales and lettings experience having worked for one of the leading Estate Agents here on the Island. David’s wealth of experience and knowledge of the industry is invaluable and he will assist Lorna and Tony in all aspects of the business. We have a very strong team of Experienced Sales Negotiators covering the whole of the Island together with the support of efficient focused Administrators.

As you all know we were the first to launch 3d floorplans on the Island and we are currently planning for the future with lots of new ideas coming to fruition so watch this space!

Tony and I are delighted with the success we have had during the first twelve months of our Business and we have enjoyed every minute of it, we must also say a very special ‘thank you’ to our partners Emma and Nigel for their never ending support.

We were finalists in the Isle of Man Newspapers Awards for Excellence for the Innovation and Independent Thinking catergory. This was a great achievement for us and we feel very lucky to have been a finalist in our first year of business.

Our Stockcar Racer Leigh Sheppard brought us 7 trophies from his success last year in the Stock Car Racing at Onchan, Well Done Leigh!

Rebecca Lawrence, our Administrator was successful in her role as ‘Dorothy Gale’ in Taylorians Production of  ‘The Wizard of Oz’ last summer and excelled as ‘Kim’ in the Douglas Choral Unions Production of  ’Miss Saigon’.

Despite a decrease in stock levels, sales remained aligned with figures recorded throughout the firsthalf of the year, moving up from an average of 7 to 8 per month. The stability in sales suggests thosesellers who remain in the market continue to price their property sensibly. Anecdotal evidence from NAEA regional executives suggests three to four bedroom family homes have been the mostappealing to house-hunters.

Mortgage finance continues to prevent many FTB levels gaining entry to the housing market. Augustsaw a slight dip in its market share, moving from 21 per cent to 20 per cent. Assisting this part of themarket is vital to gaining upward momentum that will help to grow the wider property market.

Over the past 20 years there have been many whom have moved their homes and families from one Island to another.

Now we have made it a little easier……….

Local agents Philip Carter of Harmony Homes, Ian Lloyd of Cowley Groves and Lorna Gallagher of Propertywise were amongst the recipients of the Level 5 Diploma in Residential Estate Agency.

Highly respected within the industry, this qualification required the estate agents to complete a project and series of examinations totalling 15 hours which tested their knowledge of building design, the legal aspects of estate agency as well as specifics on the valuation process.

Ian Lloyd said: “I am delighted to have received this qualification because it gives the general public reassurance that they are dealing with a member of the UK’s leading professional body for estate agency.”

“These kinds of qualifications help us to stay ahead of the game and promote a high standard of professionalism,” added Philip Carter.

Lorna Gallagher said: “Unlike on the mainland, estate agents operating on the Isle of Man now have to be registered by the Office of Fair Trading (OFT). Achieving this diploma has enabled me to gain Fellowship of the NAEA and at the same time, become OFT approved.”

“I want to see more agents go through the same study process that the NAEA offers its members to ensure people working within the property industry are fully-equipped to deal with the intricacies involved in buying and selling a home.”

The number of people taking professional estate agency exams has increased significantly over the past decade, from 34 in 2003 to in excess of 1,400 today. This has been helped in part, by the increased availability of online qualifications.

Michael Jones, President of the NAEA, said: “I would like to personally congratulate Philip, Lorna and Ian for their outstanding achievement in receiving this qualification.

“This will enable them to uphold the highest standards of professionalism when working with house-hunters and those looking to sell their home – something the NAEA is keen to promote throughout the industry. Customers can rest assured that their property transaction is in good hands.”

NAEA urges customers seeking high professional standards and good practice to always use an NAEA licensed member for all their property dealings.

The licence guarantees the agency is covered by required amounts of Professional Indemnity Insurance and reflects the agents’ commitment to keeping up with industry developments – They have to undertake 12 hours of Continuing Professional Development every year, and are bound by the NAEA’s rules of conduct.
